A conversation with Marcie Nolletti on preparing your home for sale

As editor of Hudson Valley Living, I get to meet local business owners, entrepreneurs and professionals from many different fields.

Earlier this year, I had lunch with Marcie Nolletti, one of Westchester's leading real estate professionals. While our meeting was primarily business-related, I couldn't resist asking her a question about my home in Somers. I'm not planning to sell anytime soon, but I've often wondered what I should do to prepare if I ever decide to put my house on the market.

I told Marcie about one feature I absolutely love in my home. My kitchen has a charming vintage kitchen featuring colorful Spanish-inspired tiles that add warmth and character. A trend that was popular in the 1980s. I've often wondered whether today's buyers would appreciate it the same way I do or simply see it as outdated.

Her answer gave me something to think about.

"Every home is different, but kitchens continue to be one of the biggest selling features for buyers," Marcie said. "An updated kitchen can really help a home stand out from the competition. It's one of the first rooms buyers notice, and it often shapes their overall impression of the home."

She also emphasized that homeowners shouldn't assume the same improvements apply to every property. Before investing in renovations, she recommends consulting a real estate professional who understands the local market. The right updates depend on the home's condition, the neighborhood, current market trends and the homeowner's budget.

As for my kitchen, I may still have some decisions to make. But one thing I took away from our conversation is that preparing a home for sale isn't about guessing.

"It's not about making every possible upgrade," Marcie said. "It's about making thoughtful improvements that will have the greatest impact when the time comes to sell."
